This is a great option if you are looking to live in a house that has more of your own personal touch. Finding a place that suits you perfectly is hard for some people, which is why a new home construction would be ideal. However, when doing a new home construction, there are important steps and planning that must be made to ensure that you get the home of your dreams. Follow this guide to help you with your new home construction project.

Choosing the Best Plot

It may seem like a simple task, but choosing the best section or plot can be a bit difficult. Some of the things you will have to consider include:

•	The cost: How much is it to purchase the actual plot and if it is in a rural location, will it cost more for materials to be delivered? How about connecting utilities and services that you want to sign up for?
•	Climate and Location: Have you looked into the weather of the location and whether you like the atmosphere around it? For instance, is there too much traffic, enough shops, etc.? If you choose a plot that is located in a valley or on a hill, you can expect it to be cooler and with higher winds.

Other factors you want to check out include the ground stability and amenities in the community.

Design and Architecture of Your Home

Determining the design of your new home construction will consider of planning the layout, insulation for noise reduction, spacing, sale ability and features. Make sure to consider all of these things, so that you don’t miss out on any important aspects of your new home’s design. Make sure to get the design down on paper – professionally done, of course.

Getting Building Permits

Once you have your home’s design in order, you will have to get proper permits, so that you can legally build the home and have it inspected along the way. If you are looking to change zoning or land use, it’s important that you take it up with the permitting office of your county.

Hiring Building Contractors

New home construction contractors can usually help you with the design of your home and obtaining building permits for your property. Make sure that the contractor you hire is licensed and registered and carries full coverage insurance.

The Building Phase

After finding a contractor, the groundwork and foundations will be laid and walls and everything else will begin to be constructed. Unless you have a fixed-time contract, there could be delays, so prepare for them. Always keep open communication with your contractor to ensure that things are on the right track and going the way you want them to.

Furnishing Your Home

Once your home has been completed, you can begin adding your final touches of décor and furniture. Enjoy!

To get a new home construction for you and your family, contact the licensed contractors at Daniel’s Design & Construction right away!

If you’re looking to sell your property, you can increase the chances of doing so by making home improvements. Not all renovations have to be major ones, but if needed they can be done. You should focus on the quality of your home to ensure that it is up to par with buyers’ expectations. No one wants to move into a home that has a lot of problems, so try to get those out of the way first before focusing on adding non-essential features. Consult with a Los Angeles contractor to figure out what you can do with your property. You should always contact multiple LA contractors to shop around for quotes.

Adding Rooms to Your Home

One way of adding value to your Los Angeles home is by adding on additional rooms and making existing rooms larger. The living room and kitchen are spaces where people tend to be the most and require sufficient space for everyday activities. If you have enough space on the outside, you can have a wall knocked down and extended to make your cooking, dining and living areas larger. Have a Los Angeles contractor come by your property to assess whether or not this is possible.

Transforming Rooms and Spaces

Sometimes, extending and adding on rooms to your home isn’t an option. If you’re still interested in providing an additional space or room for the buyer of your home, you can consider giving one of the existing spaces in your home a makeover. This could be your basement, attic or a bedroom. Transform these areas into entertainment centers, game rooms or bedrooms. You can even hire a Los Angeles remodeling contractor to install bathroom fixtures.

Improving Your Landscaping

The outside of your home is one of the most looked-upon areas. Entice potential buyers with a lush green landscape and garden. You can browse through LA contractors to see who can provide the best quote for installing grass, flowers, shrubs and trees. The front and backyard can be done to give your property more appeal.

Giving “Green” Upgrades

These days, people want to save money and the earth. With green upgrades, you’ll be able to advertise energy efficiency, which transfers to money savings. Savvy consumers are going to be looking to purchase homes that are Energy Star compliant, which means that appliances in the home have low energy consumption. You can have a Los Angeles contractor install new appliances into your home, including washer and dryer, dishwasher, water heater, shower heads, refrigerator and stove.

Compare Your Home to Others on Your Block

If the outside of your home makes it look mediocre compared to others on your street, then there’s some work that can be done on the exterior. Work with a Los Angeles remodeling expert to see what can be done. Some things that you can do to improve the appeal of your home’s exterior include painting the walls, replacing the gutters and siding, fixing the shingles and upgrading the roof. All of these improvements will make the property look better and will sound great in your ads.

Wondering whether you should invest in a Los Angeles remodeling project? There are a few factors that you can consider before making a choice.

Our homes are more than just a place where we live, eat and sleep, it’s a place that represents who we are.

With that being known, we want our houses to look as best as possible, in order to give the best impressions the first time and every time someone comes over.

The Exterior of Your Home Isn’t Eye-Catching

The first place you should look when considering a Los Angeles home remodel is the outside of your property. This is the very first thing that visitors and passersby see. Stand out in the street and see what they see. How does your roof, siding, walls and lawn look? If they look less than satisfactory, then you can hire a Los Angeles contractor to fix things up a bit. Curb appeal is definitely important if you’re looking to sell your property. Some of the ways you can enhance the exterior of your Los Angeles home is to repaint the shingles and walls, install new gutters and siding, repair or replace the roof and lay down cement along the driveway. You can also make the outside pretty with plants, shrubs and trees. If the grass doesn’t grow too well, an LA contractor can install pellets of grass for you.

Your Home’s Comparison to Others in the Neighborhood is Mediocre

Do a bit of research about the features that are in the other homes within your Los Angeles neighborhood. Does your home only have one bathroom while others have 2 or more? If you notice that there are deficiencies in your home, you can easily consult with a Los Angeles contractor to get rid of the problems. Adding on bathrooms, bedrooms and other spaces can easily be done. The resale value of your Los Angeles home will also increase thanks to your Los Angeles remodeling work.

Your Home Doesn’t Stand Out

If your home does stand out from the others in your neighborhood, hopefully this is a good thing. On the other hand, if your property doesn’t pop out or have any distinctiveness whatsoever, you can do a bit of remodel work to add key features that allow it to stand out. These distinctive features can also be on the inside of your home. Some may include walk-in closets, larger kitchens with island counters, two-car garages or attractive landscapes.

You’re Unhappy With Your Property

As the owner of your home, you have the right to make yourself feel as comfortable as possible. Remodel your property as you see fit and in the mix, you’ll be raising the value of your home. You can consult with a Los Angeles contractor to see what can be done to transform your home into a comfort haven for you and your family. Hopefully from there, you will be able to undergo a Los Angeles remodeling project that will please you.

You have all these great ideas for renovating your Los Angeles home, but need the proper funding to pay a top notch Los Angeles contractor. If this is true, there are a couple of options available to you. Sometimes, you have to think outside the box to find resources for your project. Here are a list of places where you can find financing for your Los Angeles remodeling project.

Use Credit Cards

You should consider using your credit cards to pay for your Los Angeles remodeling project only if you are in good standing with them. No one wants to go deeper into debt, so determine this carefully. Also, you shouldn’t use your credit cards for remodeling work that is far into the thousands. In fact, it would be wise to only use your credit limits for home improvements that are below $1,000. Some folks find this to be a hassle-free and cost-effective method, since there aren’t any upfront costs or annoying paperwork to fill out.

Get a Home Equity Loan

Home equity loans can be used for Los Angeles remodeling work as well. This is when you tap into your home’s equity, which is the amount that you’ve already established with your property. This is like getting money for your home’s worth without having to actually sell it. Any interest payments that you make for the loan can be deducted on your tax returns, which is a brighter side to the idea of paying on a high-interest loan. Home equity loans are ideal for one-time projects, while HELOCs can be used for ongoing Los Angeles remodeling projects. So if you are planning on doing more work later on or want to leave room open for any new inspirations you may have in the future, then it would be best to go with a HELOC.

Retirement Funds/ 401(k)

Some people look to their retirement savings as a way to finance their projects. If you are worried about being able to afford LA contractors, and have sufficient funds in your retirement plan, then you should definitely consider using it. One great thing about using your 401(k) is the fact that it’s yours. This means that there won’t be any high interest rates and there’s no long process or credit checks. It’s basically like a guaranteed instant approval for funds. Just keep in mind that if you end up leaving your job, you will still be entitled to paying back the loan you’ve taken out against your retirement plan, or you could end up facing penalties. In most cases, the loan must be repaid within five years, so your Los Angeles remodeling project should be small to mid-sized.

Life, Margin and Title 1 Loans

Money that you may have accumulated on your life insurance policy, stock portfolio or home, can be borrowed and used for your Los Angeles home remodeling. If you decide to borrow from your life insurance, all you will have to pay back is the interest. If you end up passing away before paying it back, your family will receive less money. With margin loans, you’re borrowing against your stock portfolio. The upside to this option is that you may not have to repay it back if the market does well, and if it doesn’t you may end up having to sell the stock. Title 1 loans are funds taken out against your home – it is a federal loan. It is required that you have limited equity on your Los Angeles home. You are only able to use the funds for Los Angeles remodeling work that is necessary, such as for home wheelchair access or other disability and handicapped readjustments.

The top priority of every Los Angeles homeowner is to have a property that they can be proud of…without costing them an arm and a leg. There are a couple of things you can do for your Los Angeles home even during hard economical times. These ideas are low-cost investments that can save you money in the long term. You may need to hire a Los Angeles contractor for some of these options.

Replace Your Siding with Upgrades

Any Los Angeles contractor will tell you that the siding of your home can be a great investment. The purpose of siding is to shield the materials that they’re covering. Back in 2007, the Remodeling Magazine Cost vs. Value report disclosed that homeowners who replace the siding of their home with fiber-cement siding could end up allowing them to recover 88% or more in construction costs in added resale value. So if your Los Angeles home currently has vinyl or aluminum siding, you can upgrade to fiber-cement to allow the material of your home to last longer. Overall, this will save you money from having to replace the materials of your home or the siding of your property. It’s a nice long-term investment for your Los Angeles residence.

Bathroom Renovations

Another great investment that you can make to your Los Angeles home lies with bathroom renovations. Whether you’re looking to improve your quality of living or up the value of your home for resale, you can consider hiring LA contractors for your bathroom upgrades. Although it may be one of the smallest areas of your property, it is the place where we spend majority of our time. Doing slight upgrades to your restroom such as repainting, redecorating and changing out the lighting, floors and vanity could help to improve the look and feel of your bathroom.

Plus, bathroom renovations are known to allow homeowners to recover an average of 78.3% of construction costs. You should have no problem finding a Los Angeles remodeling contractor to help you upgrade your bathroom. The quotes you’ll receive from Los Angeles contractors may vary, but are known to be less than $10,000 on average (depending on the size of your bathroom and the amount of work that needs to be done). You’ll find that renovating your bathroom can go far beyond just adding new fixtures, it may also consist of replacing or repairing leaky pipes, sagging ceilings, obsolete toilets and faulty shower heads, all which can still add great value to your property. Repairing and replacing these can also save you money from having to pay for expensive damages caused by floods from leaking pipes and toilets.

Hire an Inspector to Look at Your Home

Not knowing what’s going on behind the walls or under the floors of your property could end up costing you a whole lot more than hiring an inspector. For example, imagine you have a growing hole on your roof, which is causing mildew to spread throughout your home. It may cost you thousands of dollars to get that cleaned up and the hole fixed in the roof. You can receive inspections for your Los Angeles residence for roofing, waterproofing, flooring, foundation, etc.

Other ways to invest in your property are to enhance the flooring of your home and to conduct small kitchen remodels. You can also work with a Los Angeles contractor to help find money-saving ways to upgrade your home.

Have you ever been in one room of your house and called out for someone in another, only to have your yell fall on deaf ears?

Assembling your Family

How many times have you been in the kitchen and finished fixing dinner only to find that your whole family is dispersed throughout the house and you have to go wrangle them up?

Have you ever wanted to listen to music while in the laundry room but you only have your surround sound set up in your TV room?

If any of these pertain to anyone reading this blog, maybe it’s time to take back control of you household and save your voice from yet another reason for having to yell.

Omnipresent Audio and Intercom

Why not make your whole house wired for sound with an intercom system running throughout, that can also double as a stereo system for each room, or at least for certain rooms.

Imagine a world when you as a parent no longer have to walk up the stairs to wake your children up, and instead you can simply put on one of your favorite morning radio programs and have it blare in their bedroom. Imagine a world where you can entertain out on your patio at the same time you have music playing in your kitchen for the person preparing the meal.

The process for building out your home with house wide surround sound is easier than you may think.

The first step in making this dream a reality is…

Go down to your neighborhood electronics store and ask the clerk what you’ll need to electronically make this project work.

The next step is to call your contractor and describe what you want

A contractor can structurally see what your house is made of and can come in and drill the proper holes without compromising the integrity of the home.

I would not recommend taking on this home project by yourself because of the headaches that can easily arise without the proper understanding of electricity and how a home could be framed.

For a relatively low cost you can have music in every room of your home and also have the ability to keep the members of your family at a whisper’s distance.

The American dream always consisted of owning a home and for a long time the kitchen was the focal point for many within the walls of that American dream. Over the course of the last couple decades the kitchen has caught a bad rap for being a place that can stand some neglect, mostly because of the average person’s schedule.

Less Desirable Kitchen Appliances

With the change in the family dynamic over the course of time it’s only natural that certain aspects of the home might become less desirable, after all, the most used appliance in most household kitchens is the microwave.

With the gaining popularity of such channels like the food network, the kitchen is gaining in popularity once again, and for this writer, I’m glad to see it happening.

A proper cook needs two things:

1. Fresh Ingredients AND 2. Sufficient Work Space

The Stove is the central point in any kitchen, it’s where all of the magic does or doesn’t happen. The right stove can almost make the person a better cook; it can also serve to inspire the one preparing the food. One simple fact is a range oven can prepare food faster and save on family time because of the burner heat it provides.

More Efficient Kitchen Stove

Besides the obvious benefit of having a more efficient stove in your kitchen, the range oven can add huge value to a property beyond the minutes it can save you when preparing a meal. The new range gives kitchen appeal to new home buyers, which is something even the novice chef can appreciate!

When you decide to upgrade your kitchen don’t overlook the need to upgrade your appliances, especially the outdated electric stove that serves as nothing more sometimes then to take up space.

Adding Value to your Home

The key to adding value to your home, past what you want from the here and now, is to incorporate valuable renovation ideas along the way that can add that extra value when it comes time to sell. A range oven can be one of those additions of value to your home.

Buying a new tub for your bathroom remodeling project can be a simple decision. However it’s a decision that one doesn’t often make, so you may need a little guidance in finding the right tub for you. Traditional style tubs (and whirlpool tubs) are available in four different styles, which reflect the way in which they are installed:

Recessed

Corner

Drop-in

and Freestanding

They come in a wide range of sizes, shapes, hues, and materials. There’s also right handed and left handed versions, which refer to where the drain hole is located. Center hole versions also exist but are less common. To find out what type of tub you need, you’ll need to check out the area and see where the plumbing is. Los Angeles Bathroom Remodeling.

Recessed Bathubs

This style of tubs, also known as an “alcove tube”, is snugly set into a space so that only one side (the front) of the tube needs to be finished. This makes the tub not only space efficient, but also more affordable. That’s why it’s the most popular tub on the market and made widely available.

Recessed tubs are designed to fit the standard 5 by 7 foot bathroom. You’ll be able to find models that extend to 72 inches long and also 16 inches deep, although the most common ones are 60 inches long and 14 inches deep.

Most recessed tubs are molded from steel with an enamel finish. It makes the tubs more affordable, however the tubs are light weight and likely to chip. Your better and consequently more expensive option would be a tub made with cast iron and an enaml finish. You’ll just need to make sure your bathroom floor is able to support the additional weight without more reinforcement.

Corner Bathtubs

This style of tub is exactly what it sounds like; a tub that fits into a corner. It has two unfinished and one to three finished sides. It’s very much like a recessed tub except that it has more than only one finished side. Other similar shapes would be box and triangular.

These tubs take advantage of small spaces and can be an exciting addition to your bathroom.

Drop-in Bathtubs

Drop-in bathtubs are typicaly set into a platform, however they can also be set into the floor. Some models are rimless so that they are flush with the floor, while some have a rim that sits on the floor. They’re usually available in a variety of shapes. They’re lightweight and prone to dulling and scratching. You can also get this style of tub in an enameled cast iron but again you’ll need to make sure your floor can endure the extra weight without more reinforcement.

Freestanding Bathtubs

Any tub with four legs qualifies for this category. Most of them sit directly on the bathroom floor, however a few models are designed to fit into a custom platform. These sorts of tubs tend to be the most expensive of the four styles because all sides are exposed. The most expensive version of these tubs will be made from cast iron, but you can get a reproduction of an antique which could be made from lightweight materials for a lesser expensive option.

After you decide on a style of tub, you’ll need to figure out your options. How big are the gets, and how many are there? Are they water jets or air jets? (Air jets prevent mildew formation but they’re less powerful.) Can the pump be placed in a separate location? How noisy is it? Can I set the temperature from the control, and does it have a timer option?

Browse your options. Ask questions. Put in the time necessary and you’ll end up with the perfect tub for your bathroom renovation. Thanks for reading and good luck!

There are so many valid reasons to go ahead and install a new refrigerator, but then the question arises: what fridge is best for my needs. With the increase in different styles and makes of refrigerators the answer to that question becomes lost in all of the different options and add-ons.

That’s what this particular blog is for… This can be a guide to buying the fridge of your dreams that can also match the needs of the household.

The first thing to ask yourself when deciding what fridge to buy should be: what am I going to use this new piece of kitchen equipment for that makes my existing fridge insufficient?

If you’re looking for more space or a deeper cargo area to fit larger dishes then you have at least one part of your question answered. The other thing to keep in mind before you purchase anything is the look of the appliance and how you want it to fit your kitchen.

For the Purpose of Resale

If you’re doing major remodeling for the purpose of a resale then you always want everything in your kitchen to match for not only functionality but for the overall look and feel of the space.

A great new sub-zero fridge is a beautiful accent to any kitchen; it can also be a lifesaver for fitting larger dishes and for prolonging the life of certain fruits and vegetables.

With the rise in cooking shows and the birth of entire networks dedicated for the sole purpose of cooking and baking, the kitchen is making a return to its once glory days of the first half of the 20th century when the kitchen was the center of the household.

A new fridge can be an expensive investment but one that not only benefits your family but gives a prospective home buyer something to salivate over.

Whatever the reason you want to buy a new refrigerator you need to do your homework on the pricing end because every store that sells appliances was not created equally.

The Last Thing you Have to Do

The last thing you have to do when purchasing this new piece of kitchen royalty is remember to have your space prepared correctly for its new entry. Installers are fine for replacing similar sized models, but if you step up into the new world of fridges be sure to consult your contractor to prepare your space the right way or else you could face a world of problems down the road.

When choosing to redo the floors in your home it’s very important to ask yourself what your end goal for the work is:

Am I looking to put flooring down that’s going to increase the overall value of the home in hopes for a better resale one day; or am I looking to replace my flooring with something that’s durable, looks nice, and will work for the time being?

What is my end goal?

Hard wood floors are an expensive addition, but something that can add lasting value to your home and provide a look that is rivaled by nothing else.

There are all kinds of designs, textures, and looks of hardwood flooring that can range from a modern black, to more of an aged and antique natural appearance.

Deciding to rip up old carpet and replace it with new flooring is a chance to give your house a much needed face lift that will be visible for years to come. Many people choose to put in hardwood floors for its value to the home but what it can also bring is a new and fresh spin to a house that never goes unnoticed.

Hard wood floors never go unnoticed

The installation of hardwood floors is a relatively simple process but one that needs to be done properly and by the professionals – This is not a do-it-yourself fix.

It’s important to choose a look that best fits the style and overall feel of the house so that nothing seems out of place and so you’ll not only see the added value of the floors but feel the satisfaction of adding a necessary piece of architecture to your home.

Synthetic flooring is another route to go; it’s usually less expensive while still adding a unique look to any space -but you may lose in the longevity that you would find with real wood. What you gain with a lower price point and less maintenance costs you may lose in overall value.

Hardwood floors equal an increase in your home’s value

When a new homeowner walks into a house for sale or an apartment for rent for the first time, the flooring is one of the first points of eye-contact that the potential buyer sees.

In order to add value to your home or rental apartment, hardwood flooring is an investment that is worth the time and thought.

Anyone can tell you that hardwood flooring is a good investment, but what you won’t understand until you make the decision to remodel is the added beauty it will bring to your home.
